RESPONSIBILITIES

 Purchase a large scale of land for the company and complete its all legal documentation, clearances, mutation in the revenue and municipal records and negotiate with parties.

 Demarcation (Nishan Delhi) of the proposed purchase land before purchasing through concerning patwari of the area.

 Co ordination with senior lawyers about briefing he facts and evidence of the legal matter and also handle the legal & Commercial matters of the company ,Apart from that drafting a various documents / Commercial contracts ,MOU, Joint venture etc and also analysis such type of documents is sustainable in the lime light of the Law related to

contract Act, Stamp Act Registration Act Company act etc.

 Appreciation of court evidence, court administration adds related functions.

 Coordinating with various internal & external departments. Prepare legal MIS for projects & court cases and provide legal guidance for handling problems.

 Active involvement in external negotiation/meetings, vetting & finalization of customers contractual terms and conditions.

 Involvement in conceptualization and implementation of the legal strategies.

 Assist management in strategic business decisions with advice & legal risk mitigation.

 SubRegistrar Office for the last 12 years records enquiry regarding Title verification.

 Tehsil Revenue records i.e. Khasra, Khatoni, Jamabandi, Girdwari, ShijraPlan, etc.

 Municipal Corporation: Title verification regarding mutation of the ownership and present status of house tax etc.

 Investigation of Chakbandi Records.

 Land Acquisition, Collector Office whether the proposed land is notified under section 4, 617 of the L.A. Act 1882not?

 Sale of the company’s properties.

 Appear & Followup the all sort litigations of the company and make its strategy also.

 Choose a valuable land for development of a Commercial and Residential Complex and sell it.

 Followup the all sort of registration document before SubRegistrar.

 Appear and Followup court cases of the company.

 Liaison with District Authority as well as Authority as well as Advocate regarding propertiesmatter.

 Follow up the matter regarding obtain NOC/Permission from competent authority (ULC) office, SubRegistrar Office, Land Acquisition Collector Office, Income Tax Office for transaction of properties.

 Follow up all formalities regarding sanction of site plan of the proposed construction for the building from municipal corporation and development authority.

 Followup all matters related to electricity department. .
